Si può sub-affittare una o più stanze quando si affitta una casa in QLD?

E' stato scritto recentemente in un post in uno dei tanti gruppi Facebook di italiani in Australia che non si può sub-affittare una o più stanze quando si affitta una casa in Queensland. In realtà il SUB-LETTING è regolato dalla legge ed è una cosa normale, l'importante è discuterne con l'agenzia o il proprietario quando si firma il contratto d'affitto (e meglio metterlo per iscritto). In genere, bisogna far sapere all'agenzia o proprietario chi vive a casa oltre a coloro che hanno firmato il contratto, e una volta approvata la nuova persona può tranquillamente condividere la casa. Gli si può chiedere i soldi dell'affitto e anche un bond.

Non so se poi bisogna in qualche modo dichiarare i soldi che si percepiscono dal sub-letting, però questo è un altro discorso del quale sinceramente non sono al corrente.

Spesso vengono date informazioni non corrette, magari anche in buona fede,
ma comunque scorrette. Se non si è sicuri di qualcosa credo che si possa o usare il condizionale quando si scrive, o dire che non si è sicuri di quello che si scrive, o semplicemente anche non dare nessuna informazione che a volte aiuta di più.


Sub-tenancies*
"A sub-tenancy agreement is with the head tenant and not with the lessor/agent. There is a distinct and separate agreement between the head tenant and the lessor/agent. There is no direct agreement between the sub-tenant and the lessor/agent. Only the parties named in an agreement are liable for losses caused under that agreement. However, the sub-tenant may be liable to the head tenant if the head tenant incurs a loss as a result of a breach of the agreement by the sub-tenant.

A written tenancy agreement must be completed, naming the head tenant(s) as the lessor and naming the sub-tenant(s) as tenant(s). The sub-tenancy agreement must comply with the Act and the standard terms. The length of the term of the sub-tenancy must not exceed the length of the term of the head tenancy agreement."
